Ansiao - Property Location

The property is on the limits of a small Portuguese hamlet 5km from the market town of Ansiao with shops banks, medical centre, restaurants and cafes. Coimbra, a bustling Mediterranean city with one of Europe’s oldest universities is a 35 min drive away. White sandy beaches are a 30min drive to the west and stretch endlessly north and south of Figueira da Foz.



Plot Characteristics

Blessed with splendid views the land is positioned on the lower slopes of a shallow valley. The land slopes gently towards these views. In the foreground there are farmed fields and vineyards spread over the valley floor and on the opposite valley sides there is dense pine forest. Off to the right, the views stretch towards distant hills. The plot of land is a triangular shape measuring over 1/3 an acre (740m2) and sits at 210m above sea level. Water, electricity and phone lines run along the access road.

House Characteristics

The house is positioned tn the mid rear part of the plot with the main elevation looking out over the pool and gardens with the views beyond. External architecture is typical of the local area and gives an impressive appearance. Internally, the rooms are larger than average and the French windows, no less than six in all, interconnect the interior living areas with the outside verandas and terraces. The Three upstairs bedrooms are all ensuite and the downstairs bedroom can easily be turned into one by introducing an additional door. The downstairs bedroom could alternatively serve as a study or additional reception room should the three upstairs bedrooms be sufficient.

The choice of tiling and other floor finishes together with the sanitary ware, taps, timber and door furniture is left open to the new owner as well as internal and external colour schemes.

The construction area totals 298m2.

Outside

There is plenty of space to the rear and front of the house for garden areas. The pool measures 10m by 5m and varies in depth from 1m to 2m. Roman steps provide access. For outdoor eating, a BBQ is built under the front veranda.
